Location

Bugeilyn is situated in the heart of the Pumlumon mountain range above Machynlleth, which forms a massif that dominates North Ceredigion.

In Welsh, Pumlumon (Plynlimon) translates to ‘Five Peaks’ although it actually consists of six peaks, the highest being Pen Pumlumon Fawr at 752 meters (2,467 ft), followed by Pen Pumlumon Arwystli, Pen Pumlumon Llygad-bychan, Y Garn, Pumlumon Fach, and Pumlumon Cwmbiga. The Pumlumon range enjoys views to the Mid Wales Marches on one side and to the Cardigan Bay Coast on the other side.

Pumlumon Fawr is an important upland area for nature conservation in Wales, being of special interest for its vegetation types and bird life. Birds of prey include peregrine falcon, red kite, merlin, hen harrier, short-eared owl, kestrel and buzzard. The Cambrian Mountains are also the source of several rivers including the Wye and Severn.

Description

The Property consists of 1040 acres of freehold upland and sporting rights, a derelict shooting lodge, and additional sporting and fishing rights on and around Bugeilyn and Cwm-Byr Lakes. The freehold upland interest produces a rental income, and the fishing rights produce a fishery revenue.

The Property is rich in biodiversity and ecological value, and at its highest point is 539m above sea level. There are a number of streams and open water courses over the land. The land forms part of the Pumlumon mountain range which supports a variety of upland habitats, plants and animals. There are also extensive areas of blanket bog, dry heath and high altitude grassland, as well as a variety of upland breeding birds. All of the land is designated under the Pumlumon Site of Scientific Special Interest (SSSI).

The shooting lodge included within this sale is past repair but could provide the footprint for another building. Subject to prospective purchasers making their own enquiries and securing the requisite planning consent(s).

Interested parties are advised that there may be an additional 6000 acres of sporting rights alone available for sale by separate negotiation. Further information is available upon request from the agents in this matter.

Llyn Bugeilyn is approximately 45 acres, and is a stream-fed upland lake which is reported to contain trout. The fishing on Llyn Bugeilyn attracts a fishery revenue which is currently managed on behalf of the vendors by the Wye & Usk Foundation. Further details of this revenue are available upon request.

The freehold will be sold upon sale of completion subject to a 7 year Farm Business Tenancy (Agricultural Tenancies Act) agreement, with a rent review at year 3, and a commencement rent of £2400 per annum. Further information is available upon request from the agents on this matter.
