Baileys & Partners assisted a private client to purchase (off market) a 9-acre touring caravan and camping site in North Wales. Prior to purchase the site had suffered from a lack of investment over many years with the toilet block being closed, the internal electrical cabling poor, and in some places unsafe.
Our brief was to assist the client in maximising capacity of the site (both occupancy and electrical capacity).
The existing electrical capacity of the site was only 14kW (60A supply). We were able, by working with an energy engineer, to assess the likely energy demands going forward aligning the clients’ aspirations to increase availability on site from 45 pitches to 60 pitches, plus EV charging on site and to serve the needs of a new toilet and shower block on. Our client was interested in also exploring on site generation by installing a ground mounted Photovoltaic (PV) system. They wanted to know the likely installed capacity required to meet their current and projected customers’ needs and whether batteries were likely to be needed on site.
We identified that we needed to assess the actual current real time usage of power on site in order to model how that use may change over time. We installed a consumer Internet of Things (IoT) product which used the existing Wi-Fi to process data usage from individual circuits on a per second basis. This was important as it helped us assess accurately peak load usage distinct from average loads. It allowed us to help the customer accurately assess that energy use was likely to triple as the site was developed and that the addition of EV charging on site would increase peak and average loads as more customers made use of this facility.
Our work helped the client conclude that additional electrical capacity would be needed to the site to serve the needs of a new site office, two new toilet and shower blocks, 4 x 7kW EV charging points and a 50kW PV system on site. We were also able to conclude that the PV system would cost circa £180,000 and the return on investment (achieved through summer import savings and winter export potential) was circa 9.8%.
