Our client, the owner of a mixed farm in North Wales, was considering selling the holding as part of a change in family circumstances. Before taking the farm to market, they needed an accurate and independent estimate of its value to guide decision-making, set realistic expectations, and inform discussions with potential purchasers.
Baileys & Partners were instructed to carry out a comprehensive, RICS Red Book–compliant market valuation of the farm, including the farmhouse, modern and traditional buildings, and all land parcels. We undertook a detailed inspection, analysed comparable sales across the region , and considered factors such as access, environmental schemes, planning potential, and local market conditions.
Our report provided a clear, evidence-based opinion of market value, along with strategic advice on timing, presentation, and possible lotting of the property to maximise interest. We also highlighted opportunities to add value before sale, such as securing planning permission for redundant buildings or resolving title issues.
The valuation gave the client a robust understanding of the farm’s market value and the confidence to proceed with marketing on the right terms. By following our strategic advice, they were able to present the property favourably, attract competitive interest, and achieve a sale price that met their objectives.
