Background

Our client, a family-run mixed farm in North Wales, was impacted by a major road improvement scheme that cut through the holding, leaving significant areas of productive land on both sides of the new carriageway. The scheme threatened safe access to fields, complicated livestock movements, and risked long-term inefficiencies in farm operations.

Our approach

Baileys & Partners were instructed early, enabling us to review statutory notices under the relevant Welsh legislation, submit representations, and engage directly with the acquiring authority. We carried out a detailed valuation of the land required and undertook a full assessment of business impacts, including severance and injurious affection.

Our team prepared a comprehensive compensation claim covering land value, crop loss, additional fencing, water supply diversions, and disturbance costs.

We successfully negotiated accommodation works, including the installation of an underpass to maintain safe access for livestock, and secured appropriate temporary access routes to reduce disruption during construction.

Outcome

Our negotiation secured full and fair compensation for the client, including settlement for the long-term impact of severance. The underpass ensured the farm remained fully connected, preserving efficient management and safeguarding the holding’s future productivity. The client praised Baileys & Partners’ clear, practical advice and strong representation throughout the compulsory purchase process.

“We are grateful for your help and for the efficient way you have dealt with our claim. Thank you very much.” Mrs P Osborne & Miss M Roberts
